How does it work?
We become your tenant and commit to rent your property for an agreed period, generally for 1 – 5 years. We arrange refurbishments at our own cost, when necessary, adding value to your property and bring it up to a better standard.
Most of our customers are working professionals but, in some cases,, we also let to students. We check references, credit to assure tenants can pay. We save their deposit at the Deposit Protection Scheme.Unlike most high street agents, we do not charge you any fees and increase the value of your home at the time of the refurbishment. We manage your property for you, including cleaning, maintenance and even gardening.

We also look after all the following
- Safety. We check gas Safety Checks, PAT Certification for appliances, furniture fire regulations, smoke & carbon monoxide detectors.
- Deposits. We register the deposit at the Government’s Deposit protection’s Scheme to protect your home.
- Identity. We check two forms of identities for you and the tenant. I.e driving licence and passport.
- Inventory. Before we take control of your property we carry out a thorough inventory.
- Legislation. We help you comply with legislations and take care of legal obligations.
- Other Legal. If you have a mortgage you will need to have a Consent to Let and have the right mortgage.
- Insurance. As the owner you need to have the right building insurance. You will need a let or HMO policy. From our side we ask the tenants to have their own content cover. Our company has a public liability insurance.
- Wear and tear. Allowances should be made for fair wear and tear when we compare the start and finish dates.
- Maintenance. We manage this for you on your behalf. Many jobs we take into our costs. You will be notified when a job requires your attention and you will receive full tax invoices. We can you use your or our tradesmen.
- Termination. We need minimum 6 months’ notice from you. This is because tenant rent for minimum of 6 months and they may just have signed up when you want to terminate.
- Court Proceedings. Should we ever need to remove a tenant using court we will also manage this for you and it will not affect your monthly payments.
